Taco Bell sold the property on July 7, 2003 to Southgate resident Ramchandra L. Patel, who opened a [[Quiznos]] submarine sandwich franchise, [[Quiznos 4685|store #4685]], at 1297 Fort Street in early 2004, through his company, RMK Enterprises, Ltd. The location was not successful for Quiznos, and the restaurant closed on December 11, 2007.
Fattoush Express Cafe & Grill, which had just been incorporated in [[Taylor, Michigan|Taylor]], purchased the property on June 29, 2016, and proceeded to remodel the building to house a Mediterranean restaurant of the same name, which opened on May 7, 2017. The building was reported as listed for sale in August 2021, and Fattoush Express Cafe & Grill's phone lines were disconnected around the same time, both indicators that the restaurant had closed.
