Taco Bell sold the property on July 7, 2003 to Southgate resident Ramchandra L. Patel, who opened a [[Quiznos]] submarine sandwich franchise, [[Quiznos 4685|store #4685]], at 1297 Fort Street in early 2004, through his company, RMK Enterprises, Ltd. The location was not successful for Quiznos, and the restaurant closed on December 11, 2007.

Fattoush Express Cafe & Grill, which had just been incorporated in [[Taylor, Michigan|Taylor]], purchased the property on June 29, 2016, and proceeded to remodel the building to house a Mediterranean restaurant of the same name, which opened on May 7, 2017. The building was reported as listed for sale in August 2021, and Fattoush Express Cafe & Grill's phone lines were disconnected around the same time, both indicators that the restaurant had closed. The building was sold to the owners of Southgate Mexican restaurant Galindo's on November 24, 2021.<ref name=":1" />
